R265787 Map R-3510-023C0-03200-000 2.55 Acres Gross (2.44 Acres Net) M/L being: Lot 30, Block 26, Klamath Forest Estates, 1st Addition, Klamath County, Oregon
$12,000 cash or $16,000 finance. If financed, $1000 down and $202/mo. (12%, 12 years) No pre-payment penalty. Three years to cash out and get 10% off what you owe at the time. A year to go look if you buy sight unseen and switch equity to another lot if you are not 100% happy.
This land had a fire a couple years ago. The people living there and buying lost everything. They have left. We are in the process of cleaning up the land. About a dozen trees in front survived the fire. It is a nice piece of land. It is situated in Klamath Forest Estates, on Canadian Honker. Just north and east of Klamath Falls, to the north- west of the small town of Sprague River. The Sprague River and Williamson are close to this land. Great fishing. It is mostly level and open, some trees, nice mountain view. Underground phone, no electricity. Zoned to build a home on. Two large rock outcroppings on the land. One in front, one about 1/4 back onto the lot.

Note: FYI: This parcel was sold and repossessed. The former owners sent an email in 2008 saying they had drilled a well to 285`, and had a 60` deep pool when they hit. (No idea how big) At that time they got 23 gallons a minute.

So, suggest someone that wants a place off the grid for now. Use propane, butane, solar, generators, wood, wind, oil, etc. or a combination.

NOTE: This subdivision is cinder-rock and gravel roads. Was subdivided in the `60`s. Scattered homes.

GPS: 42.519782 -121.504068

The land sits just above the valley floor. The valley is about 4200` in elevation.
